Step No.01

Expectations
& Preparation

  • Familiarize yourself with similar available homes in your neighborhood, as well as recently sold homes.

  • Select a professional RE salesperson who will help identify the best list pricing strategy.

  • Discuss market trends and seasonal considerations with your RE salesperson to select list price.

  • Select a real estate attorney. An attorney is necessary in NY and will provide useful information.

  • Identify distinguishing property characteristics that make your home stand out in a cluttered marketplace.

  • Repair items in need of updates and clean home in preparation for photography & video (if needed).

  • Stage home, or have a professional offer guidance as to how to declutter and best organize current furnishings.

  • Find or order the original offering plan, aka condo binder (condo only). This will be needed at offer acceptance.

Step No.02

Bringing Your
Home to Market

  • Prepare supporting collateral, including sales books, custom floor plans, e-newsletters, individual property websites, etc

  • List property online with open house dates set in advance for the grand opening event.

  • Feed listing to our vast network of buyers and cooperating brokers who may have the right buyers already waiting.

  • Tap real estate public relations companies for additional media and print exposure.

  • Send out targeted ‘just listed’ mailings to select locations to capture additional interest.

  • Gather information, customer comments, and statistics to analyze process and make adjustments.

Step No.03

Reaching an
Accepted Offer

  • Discuss offer(s) and counter appropriately to achieve maximum potential sale price.

  • Upon agreement on purchase price commence sales contract editing.

  • Buyer’s due diligence begins, typically including an inspection by a certified professional inspector.

  • Terms of sale may be renegotiated if the inspection report reveals several notable flaws.

  • Contract is fully executed by both parties and deposit is place.

Step No.04

The Final Steps

  • On or about closing date is set (note that NY State allows either party to adjourn closing up to 30 days).

  • Following contract execution an appraisal takes place (unless you luck out with an all cash buyer).

  • A final walk through typically takes place the day of, or before closing.

  • Closing takes place. Time to toast. Your home is sold successfully with the Sereny&Soltero team.
